We are very excited to announce that David Tilney will be our special guest trainer this month at Atlanta REIA on Monday, June 5th at 5:00 PM at the Crowne Plaza Ravinia located at 4355 Ashford Dunwoody Rd, Atlanta, GA. Very few realize the incredible benefits that a lease from an owner can transfer to a tenant. At the June Atlanta REIA Meeting David Tilney, a long time real estate investors and property manager, will explain how to get started investing in real estate by leasing properties from an owner and then re-leasing them to others in need of a good home. Master leasing gives you time to create trust with the owner by paying your rent on time and by doing more than you promise in your lease. Owners are more receptive to carrying the financing for those with whom they already have established a trusting relationship. You get to “test drive” a master-leased property to see how it performs before making any offers and your offers are on properties that are not listed on the market for sale so there is no competition.

David started buying houses in 1978. As he acquired properties, he hired out the management, always with dismal results. His first house had a conical fireplace and chandelier stolen, a fire started in one of the bedrooms, and the rear fence burned down. In another case, his manager left town absconding with funds and was later arrested by the FBI. David quickly learned that property acquisition was the easy part of real estate investment. The key to long-term success was, and still is, good management. David has spent more than 35 years learning property management from the most knowledgeable managers he could find and from the ‘school of hard knocks.’ In his quest to be the best manager he could be, he has implemented, revised, tested and modified other people’s ideas, and created new material as necessary. David has changed systems and procedures as the laws and times have dictated.
